LIFE PROJECT - TATILBELEN

 

 Tatilbelen is a four seasons New Development Project in one of Bodrum's most beautiful and famous bays, Gümüslük. The Project consists of 3 phases on 22.400 sqm land sloping towards the sea, with altitudes ranging from 175 - 225 metres. The location of the houses has been planned in such a way that each would benefit from the panoramic sea view.
The name Tatilbelen is a combination of two words, translated: Tatil - holiday, Belen - hill settlement.

With two community centres having been designed. The 1st Community Centre is located on the 1st phase. There will be a communal swimming-pool, communal heated indoors swimming-pool for the winter season, children's swimming pool, playground covered for sun protection, sauna, TV room, cafe-bar, fitness and sunbathing area. The 2nd Community Centre is on the 3rd phase and has a magnificent panoramic sea view from Yalikavak to Gumusluk. There will be a swimming-pool, children's swimming pool, sunbathing area, sauna, children's club, table tenis and billiards room, convenience store, cafe/bar, sauna, management office and a first aid room. Within the 3rd phase, there will also be a tennis court, volleyball/basketball court and mini golf.

The 1st phase of the complex will be completed by the end of May 2008. After the 1st phase is completed, the construction of the 2nd and after that the 3rd phase and the 2nd Community Centre will start.

LOCATION – YALIKAVAK & GUMUSLUK

Tatilbelen is located between Gumusluk and Yalikavak. It is a 5 minute walk to the main road between Gumusluk and Yalikavak. It is a 4 minute drive to Gumusluk town centre, a 10 minute drive to Yalikavak town centre and a 30 minute drive to Bodrum city centre. There is a public minibus service for transportation to Gumusluk and Yalikavak. The Koyunbaba beaches and restaurants are 5 minutes drive away. But in Tatilbelen there will be a private shuttle service with air-conditioning for taking residents of Tatilbelen to the Koyunbaba beaches and Yalikavak and Gumusluk town centres.
This peaceful village is one of the oldest settlements on the peninsula. It has modest restaurants and several pensions and motels, but it retains a small-scale atmosphere for the simple reason that most of the village is designated an official archaeological site so that no landscaping alterations or new groundbreakings are allowed. This status is designed to protect the ancient site of Myndos, which is partially covered by Gumusluk. The original Lelegian city of Myndos stood a few kilometers south east of here.
If you walk for ten minutes to the bay north east of Gumusluk you will see a buried wall jutting from a hillside into the sea. While the areas archaeological status forbids diving with tanks, snorklers will find more walls under water here, as well as an ancient breakwater in the harbour. Those visiting by boat will want to stay close to the island on the eastern side of the entrance to avoid hitting underwater structures.
The island, known as Rabbit Island by the locals, separates the two well-sheltered bays of Gumusluk. If you sit in a shoreside restaurant and watch for a while you will see rabbits on the island. It is possible to wade to the island through knee-deep water and sunbathe and dive from the many rock formations.
Several restaurants have terraced roofs, perfect for enjoying the tranquil scene or for watching the sunset. The restaurants supply food of surprisingly good quality in an uncrowded environment, and the ones by the harbour are typified by their rushwoven umbrellas.


Distance to beach: Koyunbaba beaches are within 5 minute drive - private shuttle is provided from the resort.
Distance to golf course: 15 - 30 min drive
Distance to airport: 20 minutes drive to Bodrum international airport.
Distance to town: Located a 5 minute drive to Gumusluk town centre, a 10 minute drive to Yalikavak town centre and a 20 minute drive to Bodrum city centre.

CONSTRUCTION SITE AND PHASES

After subtracting the parking and green areas from the total area of 31.500 sqm, the 22.400 sqm land is divided into 3 phases. The 1st phase on the bottom section is 5982 sqm, the 2nd phase in the middle section is 7739 sqm, and the 3rd phase on the top section is 8620 sqm. The land slopes towards the sea, therefore all of the villas and apartments have a panoramic sea view.

PRIVATE SECTIONS AND SETTLEMENT

There are 33 private sections on the 1st phase. There are thirty 55.0 - 70.8 sqm ground floor and first floor apartments and three 108.5 sqm duplex villas. And the 1st Community Centre.

There are 36 private sections on the 2nd phase. There are thirty-two 85.0 sqm ground floor and first floor apartments and four 140 sqm duplex villas with 20 sqm terrace and balcony.

There are 36 private sections on the 3rd phase. There are twenty-eight 70.8 sqm ground floor and first floor apartments and 8 108.5 sqm duplex villas. And the 2nd and bigger Community Centre.

ARCHITECTURE

Mediterranean Architecture with minimalist style using modern materials with local natural stone and wood.
All entrances have been designed with metal and wooden bridges.
Placement of the houses have been planned in such a way that all would have a panoramic sea view.
Green roofs are already planted with local plants that do not need special care, to be perceived as a natural continuation of the landscape. Protective rules such as not being able to put anything on the roofs have been added to the management plan.

All duplex villas have a panoramic sea view due to the land sloping towards the sea. On the first floor there is a living room with open plan kitchen, 1 cloakroom, 1 entrance hall and a terrace with pergola. On the ground floor there are 2 bedrooms, 1 bathroom, 1 hall and a terrace opening to a private garden.

The apartments have a living room with open plan kitchen, 1 entrance hall, 1 bathroom, 2 bedrooms and a large terrace with pergola. The ground floor apartments also have a private garden.

SURROUNDINGS

Parking is provided by the side of the settlement as cars are not allowed to enter inside the complex. Local plants that need little attention and little watering will be planted on the green roofs and gardens. On inner walking roads, resting and viewing areas and garden walls, local materials such as local natural stone, concrete parquet, pressed bricks, autoclaved aerated concrete and wood will be used.

SECURITY

The complex will be surrounded witth 1.80 m natural stone walls, the maximum height allowed by the municipality. Entrance to the complex will be with an acess code. There will be a 24 hr security guard and security cameras.

INFERIOR CONSTRUCTION AND COMPLEMENTARIES

There will be a water treatment system and the clean water from this will be used for watering the green roofs and gardens. There is also a clean water tank, generator for power cuts, transformer and general satallite antenna. There will also be a private minibus with air-conditioning for taking residents to the Koyunbaba beaches. The service hours of this private shuttle will be decided by the residents.
Our green roof project, embossed  with local plants, which have come through a long and delicate process, has been completed with success. Nothing can now obstruct the sea view of your houses which are provided with an assurance of a nature friendly and full isolation.

We are proud to present one of the most important components of our project ‘Bio Disk Technology’. It is the latest technology among the water systems which allows us to use the water in the maintenance of garden more than once and makes our complex an environment friend.

For providing you with the best, apart from our promises, we have maintained a high standard of isolation technique called “mantolama” in our special project. Aiming to increase the quality and strength of the structure features that are chosen with diligence. The widths of air concrete bricks that we use in our constructions have been changed from 20cm to 22.5cm.

The security of your properties will be provided with an optional magnetic contact alarm system, so that you will be able to get protection against any possible outer interventions. Also we have completed the construction of the fire alarm systems for each house; you may easily get your detectors and install them on the ceilings of your property.

We will also supply an internal telephone system for each property, so that you can make contact with your neighbors and the reception without any charges.

Access to the gates will be provided through magnetic card access control systems. Supplying the same system on the outer doors is optional; however for the security of the properties, we would like to suggest our homeowners to consider this option, especially for those who are willing to rent their properties.
