Property for Sale Cyprus

Cyprus in the Eastern Mediterranean joined the EU in 2004, and is today a popular tourist destination. Once the home of Aphrodite the “goddess of love and beauty” who it is said emerged from the Pafos foam in a bay now known as; Aphrodite’s Baths.

Heavenly beaches, rugged mountains dotted with traditional villages, medieval castles and impressive ancient sites this is a truly wonderful island blessed with natural beauty. There are six major towns: the capital Nicosia situated in the middle of the Mesaoria plain and five coastal towns: Limassol, Larnaka, Pafos, Kyrenia and Famagusta.

The climate of Cyprus with reliable summers is one of the main reasons why Cyprus has become such a popular destination, but climate alone is just not enough. Without the welcoming local people this wonderful Island would not be the same. Indeed the people of Cyprus show genuine hospitality and pride themselves on their “friendship towards guests” summed up by the Greek word Philoxenia.

English is widely spoken and refreshingly Cyprus has very low crime rate.

The landscape is one of infinite contrasts with a fertile central plain, cool vine-clad foothills, miles of secluded beaches and hundreds of local villages; each with their own particular tradition and charm.

Resorts: The most popular resorts are the south western coastal town of Paphos and the southern coastal city of Limassol. Paphos has a number of top-class hotels, important historical sites, a vibrant beach scene and exceptional nightlife, making it a great destination for holidaymakers of all ages, while Limassol boasts water-parks, archaeological sights and a large and busy port. Other popular destinations include the Troodos Mountains (which has a ski resort in winter), Larnaca and Nicosia. Most property investors tend to buy in and around Paphos, Limassol and the northwest resort of Polis Pyrgos, which has some of the lowest prices on the island.

Capital: Nicosia

Climate: The locals will boast that their country is never cold and, for the most part, they are generally correct. Summers are long and extremely hot throughout the island, with the coast, and areas of high ground, mercifully a few degrees cooler. Still, from early May until late October, expect temperatures to regularly top 30ºc, and exceed 40ºc in July and August. Rainfall is scant during these months, falling heaviest between November and February, when temperatures can drop to approximately 12ºc on average.

Getting There: Cyprus is extremely well-serviced by a number of tour operators and, increasingly, low-cost air carriers. The UK boasts excellent links to Cyprus, with every major airport flying there at least three times a week, with Gatwick, Birmingham and Manchester offering flights daily to either Paphos International airport or Larnaca airport. Airlines that fly to Cyprus include British Airways, Aegean Airways, Cyprus Airways, KLM, Jet2.com, easyJet, Monarch, Ryanair, Thomsonfly, flythomascook.com and Lufthansa.

Buying Property in Cyprus: With the proliferation of tourism and overseas property investment, more and more low-fare routes are appearing on a weekly basis, marking Cyprus out as one of the next hotspots for cheap air travel, which in turn is great news for the property investor and second home buyer. The legal system is based on English Law.

General: Prices are higher in the Greek south than the Turkish north, but the added premium is generally worth it for peace of mind – there are little to no land title disputes in the south, a well-developed real estate sector with a number of professional and English speaking agents, a transparent buying process and an extremely well-developed infrastructure and expat network.

Drive around the island and you will be struck by the number of billboards advertising property, new developments and building sites. While other countries seem to flounder, Cyprus is thriving particularly in the centre of Paphos and the beautiful areas in and around Polis in the northwest – both of these resorts are proving extremely popular with British and Irish buyers.
